What are deed restrictions?
Skippers’ Cove is a deed-restricted community. Each home was originally sold with six deed restrictions, and those same restrictions continue to apply today.
I don’t see deed restrictions on my title—does that mean I’m not restricted?
No. Deed restrictions may not appear on the title document you receive. Under “chain of title” laws, the restrictions remain attached to the property from the original sale. Residents have challenged this in court, and the Skippers’ Cove Beach Club has prevailed.
What are the six deed restrictions?

Beach Club membership required: Owners must be approved members and follow the Beach Club rules. The clubhouse and bathing are for members only.

Residential-only use: The property must be used exclusively for residential purposes. Businesses are not permitted in a way that violates residential zoning (signs/outward commercial activity are restricted).

Signage requires permission: No advertising signs may be placed without written approval (and signage must also follow Township rules and permits).

Dock/wharf limits (where applicable): Where deed limits apply, they must be followed—but all federal/state/local laws and permits still control.

Lagoon docking limits (where applicable): Boat docking cannot extend more than 20 feet into the lagoon from the shore line (where applicable).

Lagoon setback (where applicable): No structures may be built within 30 feet of the lagoon property line. Township enforcement applies, and the Beach Club does not provide relief.
